For property owners

1. Notify IRAS on the Date of Demolition


You need to notify IRAS within 15 days from the date of demolition or removal if your building or any part of the building is demolished or removed.

To notify IRAS, you can log in to myTax Portal  with your SingPass > e-Services for Property Tax > Notify lettings/ rental changes/ changes to the property.

The penalty for non-compliance of the above obligation is a fine of up to $5,000 and an interest on the tax at such rate as may be prescribed (if any).

2. Submit Relevant Information to IRAS upon Request

Upon completion of demolition, IRAS may write to you to request for the following information:

a) The date the building was vacated;
b) The date the building was demolished;
c) The expected date of completion of the new building;
d) A copy of the BCA Permit to Carry Out Structural/ Demolition works;
e) A copy of the URA Lodgement Form or the Notice of Grant of Provisional or Written Permission;
f) The proposed plot ratio;
g) A copy of Development Charge Interim Order (if any); and
h) A copy of the location & site plan (preferably in A4 size).

The penalty for non-compliance of the above obligation is a fine of up to $5,000 and an interest on the tax at such rate as may be prescribed (if any).

3. Claim Property Tax Relief

If you are an individual property owner who is rebuilding your house for owner-occupation, you may be eligible for property tax remission.

With this remission, instead of paying property tax based on the annual value of the land (which is usually higher than the annual value of a house), you will continue to pay property tax based on the annual value of your old house at the owner-occupier’s tax rates. This remission can be given for a maximum of 2 years.

The new house has to be owner-occupied for at least one year following the completion of the rebuilding works.
