Extended GIRO Scheme for Residential Property (Retirees)

As announced at Budget 2024, you will be eligible for an extended instalment plan of up to 24 months for the payment of the property tax for your residential property if you meet the following criteria:

  • You are residing in the property (i.e. your property is taxed at the owner-occupier tax rates); and
  • Your assessable income does not exceed $34,000 in YA2025; and
  • All the owner(s) of the property, including yourself, are aged 65 or above in 2026; and
  • There is outstanding property tax payable for the property.

Refer to Experiencing difficulties in paying your tax? for the steps on how to apply for an extended instalment plan. You will be required to declare that you meet the above criteria in your application. Please note that your extended instalment plan will be reverted to the standard instalment plan of up to Dec 2026 if you are subsequently found to not have met the above criteria.

Annual Value (AV)
AV is determined based on estimated market rentals of similar or comparable properties. You can compare it with rentals listed on the HDB and URA websites. To find out more, please refer to Annual Value

Property tax rates

Property tax to be paid = AV X Tax Rates

Property tax rates on owner-occupied and non-owner-occupied residential properties are applied on a progressive scale. All other properties are taxed at 10% of the Annual Value.

Applying for owner-occupier tax rates

If you are residing in your property but it is currently taxed at "non-owner-occupier residential tax rates", you can apply for the owner-occupier tax rates via our "Apply/ Withdraw Owner-Occupier Tax Rates" digital service. You can view the status of your application thereafter in the same digital service.

Property tax payment

Your property tax payment is due on 31 Jan 2026. IRAS will send customised SMS reminders with your property address, tax amount to be paid and property tax reference number. Final reminders will be sent in the last week of January.

Use the IRAS bot by clicking 'IRAS Bot' at the bottom right of the webpage or access the "Check Property Tax Balance" digital service to check your property tax balance.

Electronic property tax (e-PT) bills

Enjoy convenience and go green by choosing e-PT bills. You will be notified via SMS and/ or email when your e-PT Bill is ready. You may view your bill via our "View Property Tax Notices" digital service.

Improved property tax digital billing experience

For owners who own more than 1 property and have opted for the consolidated electronic property tax bill. You will receive a single notification, instead of separate notifications, once your digital bills are ready for viewing at mytax.iras.gov.sg.

The improved property summary allows you to get an overview of your portfolio of properties and print a consolidated summary statement.

Corporate owners are able to download essential property tax information to suit your company’s needs.

Interactive property tax bill (i-Bill)

You can access your Interactive property tax bill (i-Bill) through myTax Portal Landing Page under Tax Matters at a Glance and pay your property tax bills on your mobile phones or laptops through i-Bill.

You can access digital services at myTax Portal to:

  • Manage your preference for electronic or paper notices
  • View your account summary (tax account details, payment plan schedule, statement of account, etc.)

How do I make payment for my property taxes?

The easiest way is to pay using AXS with your property tax reference number shown on your bill or by scanning PayNow QR code in myTax Portal. Your payment will be posted into the tax account immediately. 

Alternatively, you can make payment via internet banking. Please quote the 8-character tax reference number when making payment. The payment will be updated in 3 working days.

I have made payment for my property tax. How come it still shows the outstanding tax in the tax portal? Has IRAS received my payment?

We wish to share that for payment made via internet banking or bank transfer, it will be usually posted into your tax account within 3 working days.

If I own and occupy more than one residential property, what will be the tax rate?

The owner-occupier tax rates are only granted to one property owned and occupied by you. For subsequent properties, you will be taxed at non-owner-occupier residential tax rates even if you are occupying it as your second home.

I reside in property (A) while my wife resides in property (B). Are the owner-occupier tax rates allowed on both properties?

Under the Property Tax Act, when 2 owners are married to each other, you can only apply the owner-occupier tax rates to 1 owner-occupied home,  regardless of whether it is owned jointly or separately by both of you.

My property is not rented out. How does IRAS estimate its rental value in order to arrive at the AV?

IRAS would analyse the rents of comparable or similar properties that have been rented out and make adjustments to the values to account for differences in location, size, conditions and other physical attributes.

My actual rent is $2,500 per month. However, based on the annual value it is $3,000 per month. How does IRAS determine the Annual Value?

The AV could be higher or lower than the actual rental as the AV reflects the market rent at the time IRAS reviews the AV, whereas the actual rental could have been fixed earlier.
